What do you love about the town your home is in?
The things I love about Champlin the most is that there are restaurants, a huge gym, Super Target, gas stations, auto repair shops, churches, stores, trails, the library, parks and the Mississippi River, all within walking distance from the house. Plus, every year in June, less than a half mile away they host Father Hennepin days, where there are rides, games, food, a parade, pony rides and a host of other activities for people of all ages. There is even a fireworks show every year, that you can clearly see from the front yard looking east. There is also a splash park within a few miles from the house.
If you are in a neighborhood, what great things do you do there?
This neighborhood is great for friendly people that want to live in a low key, convenient location. With the assisted living facilities across the street and sidewalks leading right to trails that go through forests and by ponds. One of our favorite things to do was to take bread down to one of the ponds nearby to feed the geese in the evenings, go for walks and watch the sun set over the trees and fields. This neighborhood is most great for it's location, taking only minutes to drive to major highways to go north, east, south or west.
My favorite restaurants around this home are:
Mavericks, Buffalo Wild Wings, Clives Roadhouse, Broadway Pizza, Ruby Tuesdays, Dairy Queen, Ming Tree, Yummy Buffet, McDonalds, Jimmy Johns, Q-Fanatic, Pizza Hut and Culvers are all places that are within a few miles that we would eat at/from.
Grocery stores I love to shop at?
Super Target and Cub Foods are the two places I would frequent the most for convenience. But if you go down 169 a few miles to Maple Grove, or north on the other side of the river in Anoka/Coon Rapids, you'll find more great places to find any kind of clothing/shoes/furniture/home/food you're looking for.
Key points about the property that I/we were drawn to?
I was drawn to the great location of the house, and the condition of the house was very good. Since purchasing it in 2004, it has had many updates. The original hardwood floor in the living room was refinished, new flooring in the kitchen and basement, including travertine tile, new light fixtures throughout the entire house, custom cordless blinds in the living room, brand new kitchen appliances, granite counter tops and sinks in the kitchen and bathroom, natural stone backsplash, painted trim/doors/cabinets, added cabinetry/drawers/counter space in the laundry room with coreon counter tops, brand new water heater, electrical box and wiring downstairs. Downstairs we painted the ceiling and put in new insulated sheet rock walls, painted the cement blocks with waterproof paint, added wiring for surround sound, bought new carpet, stone tile and light fixtures. There is also a working washer and dryer. Upstairs everything in the bathroom is new , including the tub and toilet. There is also new carpet, lighting and closet organizers in the larger bedroom.
Why people should move to this area; why I/we were attracted?
What we love most about the area are the nice, down to earth people and the great location, with a variety of things to do, places to eat, great schools, entertainment, churches and nature trails.
Any great schools or other things to mention?
One of the best things about this house if you have kids is that it is in an excellent school district. Champlin/Brooklyn Park Academy for Mathematics and Environmental Science is the elementary school, Jackson Middle School, and Champlin High school are the schools that have a bus stop on the corner of the sidewalk just east of the house.
Anything else you can think of to attract a potential buyer?
We love to have small fires in the back yard in the fire pit and loved to plant a variety of bushes/plants to make the yard private and peaceful. We worked very hard to make the house and yard as nice as possible.
What did you do for interests and hobbies near to the property?
There are parks with playgrounds, ponds, a splash park, nature trails, the river and lots of indoor places nearby to eat and places to shop.
